Manufacturing homes through the Modern Methods of Construction (MMC) program provides great design flexibility for our customers.
Our range includes 1-, 2-, 3- and 4-bedroom home designs suitable for detached and duplexed single-storey (Class 1) homes.
These designs can easily be adapted to meet your individual requirements.
We’ve expanded our range of MMC program designs to include:
- studio rapid response accommodation
- large 8-bed dormitory-style accommodation
- 2- and 3-storey apartment-style (Class 2) designs
- low-carbon volumetric and flatpack 2- and 3-bedroom designs in partnership with Torres Strait Regional Council.

Other MMC designs
Where the current standardised designs may not meet specific needs, QBuild with the OQGA can create reference designs (minimum design requirements) to meet the diverse housing needs of our customer groups. These reference designs will use a standardised ‘kit of parts’ approach.
The MMC program will expand to include other building types funded or delivered by the Queensland Government.
Walkthroughs of recently completed MMC designs
The purpose of this shared MMC resource is to:
- enable client groups to quickly access a pipeline of well-designed and standardised MMC housing designs, with manufacture managed by QBuild on behalf of the Queensland Government
- assist with early site planning, due diligence, budgeting and approvals processes
- create reference designs (minimum design requirements) for tenders involving existing MMC manufacturing partners
- create reference designs (minimum design requirements) for the onboarding of future MMC manufacturing partners
- foster industry innovation to enhance design and product solutions for inclusion in future programs and design updates.
